On your contract to closing, (buyers side) we can
- order home inspections
- home warranty
- septic inspections
- surveys

- appraisals
- termite inspections
- well-water inspections
- estimates on repairs
- obtain pre approval and loan commitments
- remind client to get
home owners insurance
- check with clients if this is a mail away
- check to see if a power of attorney needs to be prepared for your clients
and if so have them call the attorney to arrange.
- fax from our program contracts
to attorneys, lenders, etc...
- check over the HUD to make sure all inspection
cost associated with the closing are correct
- keep up with all time
lines in the contract
- We will keep all parties involved of the inspection
times, who will be attending the inspections, and all this information and documents will be viewable online anytime you want
to view it for 7 years

- Act as liaison between attorneys, lenders
and clients on your behalf.
If we are only doing the sellers side
for you we will
- obtain pre approval and loan commitments
- coordinate inspection times with the buyer, you and the seller

- We do not arrange for any estimates for repairs.
- We only order a
CL100 / termite inspection if needed or will obtain letter from the builder if applicable.

- Contact seller to obtain fuel oil measurements and obtain letter from company.
All inspection reports, etc... can be emailed to us or faxed to us by the vendor, etc... and then will
be instantly viewable for you on line with all the other documents. PLEASE NOTE: TMS,LLC can not be held
liable for payments on inspections or appraisals that are ordered on your behalf.
Our
program keeps record of all emails to and from the system pertaining to the file it was sent from or received to.
Permissions to view the reports can also be given to other parties involved with your file per your permission.
